Real estate investment trusts (REITs) are an increasingly popular way for people to get exposure to real estate investing and high yield at the same time. With the low yields available on most other investments, it's easy to see why REITs have garnered so much attention lately. It's fair to say that they have attracted the kind of buzz that in the past would have gone to bio-techs or dot-coms.

There are currently 177 REITs trading on major US exchanges, with an average dividend yield of 5.3%. The highest of these high-yielders are the mortgage REITs like Annaly Capital. However, these high yields are not without high risk, in this case associated with high levels of debt. Another category of REIT are the equity REITs like Hospitality Properties Trust (HPT), and Medical Properties Trust (MPW), both yielding around 7%. These type of REITs own and lease properties nationwide.
